A combined ice rink, STEM academy, and elite hockey boarding school concept presented a demand validation problem with no existing analytical framework. The absence of direct comparables is not a reason to guess it is a reason to construct a purpose-built market intelligence model from first principles.

A Market Performance Index was built across 15 markets, scoring ice culture density, youth sports participation rates, STEM education demand signals, household income distribution, elite boarding school feeder patterns, and regional market accessibility. The index separated the bankable foundation from the high-upside swing factor, distinguishing what a capital partner would underwrite from what creates asymmetric upside.

Raleigh-Durham scored 114 (second only to Boston ) despite less than half the ice sheets per capita of northern comparables. The counterintuitive finding: the opportunity was not ice. It was the academy. Ice culture is missing from the Southeast. The spend is there. The infrastructure is not.
